How Property Management Software Can
Help Make Filing Your Taxes Easier

Tax time can become very stressful for many real estate investors, it is a time when you need to get all your financials in order to present to the government for your yearly tax filings. Many investors try to manually work through their incomes and expenses on paper, going through numerous receipts, checks, etc. The job becomes very tedious and error prone, potentially leading to tax filing errors and the hence the dreaded tax audits. The good news is that there are better alternatives, mainly in the form of property management software. These software applications can really help speed up your tax filings, and not only that, they can also give you additional reports that can assist you in getting better returns from your investment properties. I bought a song and later an album off of the iTunes Music Store today and two problems came to mind:

1) I bought a single song while I was doing a zillion other things (other downloads, IM, ssh sessions on multiple servers, email checks) and there's a two second bad chunk in the middle of the song that's kind of like a CD skip but with more feedback. Maybe it was due to all the other network traffic, where do I exchange the downloaded song for a complete file? Can't iTunes check the download against a hash and redownload it if there's a mismatch?

2) I bought a "greatest hits" album from the same group and realized the single download I bought five minutes before is on it. How can I return my single song purchase? Could the iTMS given me a discount before I bought the same song twice?

Electronic Voting Machine Shown To

Electronic Voting Machine Shown To
Mis-Record Votes
05/14/2004 03:14 PM
One of the silly arguments of those defenin g poorly designed electronic voting machines is that there's never been any evidence that they miscount votes. Well, there goes that argument. Found over at Freedom to Tinker is news of some research done on electronic voting machines used in Florida elections that clearly show the machine's voting image and the audit logs do not match, which could lead to votes being lost or not counted properly. What's scary about this is that the report noting these problems was written a year ago and, even those these problems were known, the machines were still used and the same problems occurred again. As always, the local election supervisor claims that, even though they know about this problem, it's no big deal. She claims that the only problem is with the audit system - and not the vote tabulation. Of course, if the audit system doesn't match the vote tabulation there's no way to know that the vote tabulation actually works properly. Even worse, the "workaround" the supervisor came up with was basically to use uncertified software. What's wrong with a paper trail again?

The Times sets its WMD record straight

The Times sets its WMD record straight 05/26/2004 02:59 AM
Stay up late on the West Coast and you get tomorrow's New York Times today. Tonight brings a long "From the Editors" note that reconsiders the WMD hysteria that marked some of its prewar coverage and marred its reputation:

"It is still possible that chemical or biological weapons will be unearthed in Iraq, but in this case it looks as if we, along with the administration, were taken in. And until now we have not reported that to our readers."

"We consider the story of Iraq's weapons, and of the pattern of misinformation, to be unfinished business. And we fully intend to continue aggressive reporting aimed at setting the record straight."

For the Times, this transparency thing is still very new. And admitting that major stories that helped launch an ill-conceived war were at best careless and at worst fraudulent is a painful thing for any journalistic enterprise. But admitting mistakes is the first step toward preventing their recurrence.

Now if we can only get our president to understand that principle. Instead, here he is solemnly announcing, in his speech last night, that "Iraq is now the central front in the war on terror." Sure it is. How did it get that way? It wasn't such a front before we invaded. Our mistakes -- Bush's mistakes -- opened another front for bin Ladenism to exploit.

Will Saletan in Slate has a smart deconstruction of the strange rhetoric in Bush's speech that omits any acknowledgment of missteps and all reference to his own agency in the unfolding Iraq disaster. Bush hasn't done anything; instead, "history is moving." It would be funny if there weren't so many lives already lost, and more on the line.

Electronic medical record keeping places

09/07/2004 04:15 PM
BOSTON - It's a rainy April evening in Danville, Pa. The sidewalks on Mill Street are empty. Once-handsome 19th century brick facades are faded and the storefronts--Dollar Store, D's Clothier--are dark. Two small restaurants and a bar are open, but empty--or nearly so--adding weight to the street's designation as a "historic" business district. The scene here is a common one in rural Pennsylvania and in small towns throughout the United States, where economies built on agriculture and manufacturing have given way in recent decades to a low-wage, service-sector economy and its placeless landscape of strip malls and chain stores. A tension between old and new can be felt everywhere in Danville (population roughly 4,900), which was settled on the banks of the Susquehanna River in 1777 by William Montgomery. His 1792 stone house--now a museum--still stands at the end of Mill Street, directly across the street from a Wendy's restaurant.
