Let's get depressed two days in a row...  It is the 10th anniversary of the consumer Web.  We have very good mapping services both on- and off-line.  A wide variety of sites are visited by people from all over North America every day.  Yet when people want to sell a house they almost always are forced to pay 6% to a realtor, just as they did 30 years ago before all of this fancy computer technology was widespread.

Has anyone tried eBay House?  Why doesn't it work?

In buying tickets for movies, plays, and concerts lately I've noticed that it is always more expensive to buy tickets over the Internet than in-person and usually more expensive on the Web than on the phone.  If we assume that the prices reflect costs it turns out that it is cheaper to pay a human to sit in a booth all day and/or to pay a human to sit next to a phone all day than it is to write some Web scripts and keep a server running.

Given that the hardware folks have done their share and that bandwidth is cheaper than ever, this is a truly sad commentary on the continued stagnation in the world of software.  The great Internet pundits of the 1970s (and the folks who copied those predictions and spit them out as their own in the 1990s) predicted a world of seamless commerce and lower prices.  How wrong they were.

[Tickets for what you might ask?  Tonight is McCoy Tyner at the Charles Hotel ($3.50/ticket extra); Friday night is the Boston Symphony Orchestra ($10/order extra).  Last night was the Harold Pinter play The Birthday Party at Harvard's American Repertory Theater ($3.50/ticket + $1.50/order extra).  I'd give you my review of the play but this email review from a friend is much more to-the-point:

"I saw the Pinter on Sunday night, and all I can say is that it made the invasive gynecological procedure I had to have the next day seem pleasant in comparison."

I guess they won't be quoting her review in the advertisements...]

People who sell $1 million condos often complain that paying a 6 percent standard (read "fixed by collusion" among realtors) commission is too much ($60,000 for what might only be a few days of work).  Economists who have studied the real estate market, however, find that in some ways the commission is too low because realtors don't work very hard to sell clients' houses compared to their personal houses.  In other words they sell a customer's house relatively cheap so that it will sell quickly rather than work for many weeks to get the best price and 6% of the extra.

Why haven't we seen anyone propose a commission structure that says the realtor gets a 25% commission... but only on the amount above the assessed value of the property?  Your typical $1 million NY or Boston apartment is assessed at maybe $850,000 and could be sold for that price with almost no effort in a few days so the commission paid on such a sale shouldn't be more than $1000.  If a realtor could sell the place for $1.2 million via clever marketing, however, she should be entitled to a fat commission.

Literally anyone can play the game if they have a dedication to making things happen. This is an introduction to real estate investing using my 4 years of personal experience as a guide. While all of my experience has been on the U.S. side of the pond, I'm sure enough of this information will apply to everyone to make it worthwhile. The first piece of paper they hand out at the visitor's center is a publication from the Sedona Arizona Chamber of Commerce:

 

"The term vortex was first used in 1980 by psychic and writer Page Bryant to describe Sedona’s four popular meditation sites. …

 

"According to the scientific point of view, a vortex is an ‘area of enhanced linear energy flow’.  … The scientific perspective proposes that ‘upflow vortexes boost spiritual energy and expansion of consciousness’ while ‘inflow vortexes help one turn inward and enhance introspection.’

 

"Vortexes are also believed to be one of the reasons those seeking growth and renewal find a welcome home in Sedona."

There seems to be some truth to this because most of the thousands of tourists who throng Sedona every day congregate around the energy sources of the strip malls, linearly arrayed along Highway 89A.  Nonetheless after meeting a large number of Sedonans who profess belief in crystal energy and vortexes it occurred to me to "Thank God these people don’t build cars or airplanes."

 

It would be nice to send white supremacists on a field trip to Sedona.  New Mexico offers scenery similar to Arizona with a cultural mix of Anglo, Hispanic, and Indian.  Modern-day Sedona seems to have been constructed as a demonstration project for what a city would look like if built and occupied exclusively by Anglo refugees from Los Angeles.

Last night Francesca and I went to see the artist Barbara Kruger speak at the San Francisco Art Institute. Kruger is known for, among other things, stark photo-and-text collages that appropriate the language of consumer culture to comment on it.

After the talk, Francesca (our resident art expert) gave Kruger a Creative Commons t-shirt and explained what it is we do.

"Oh, sounds like Lawrence Lessig," Kruger said.

"He's our chairman," Francesca and I said in unison.

"Wow, if you have to have a hero, he's as good as anyone I can think of," she said. "Please tell him that I use his book to teach my grad school courses."

Having endured and prevailed in a copyright litigation (over the image above), Kruger can appreciate the benefits of free culture.
