Some of you have purchased homes before, so you know a bit about how the process works: Mortgage Approval, Appraisals, Surveys, Title Searches, Purchase Agreements, Stipulation Sheets, Closing, Whining, Bickering, Signing 1,000,000 pages, Moving, blah blah blah... Even though it's a scary thought when you first start, and you've probably heard enough horror stories to not want to go through the process, it's really not that bad. It's actually pretty easy if you take a little time and learn about it. It makes more sense than most college curricula, and it doesn't take a genius to figure it out. Literally anyone can play the game if they have a dedication to making things happen. This is an introduction to real estate investing using my 4 years of personal experience as a guide. While all of my experience has been on the U.S. side of the pond, I'm sure enough of this information will apply to everyone to make it worthwhile. People who sell $1 million condos often complain that paying a 6 percent standard (read "fixed by collusion" among realtors) commission is too much ($60,000 for what might only be a few days of work).  Economists who have studied the real estate market, however, find that in some ways the commission is too low because realtors don't work very hard to sell clients' houses compared to their personal houses.  In other words they sell a customer's house relatively cheap so that it will sell quickly rather than work for many weeks to get the best price and 6% of the extra.

Why haven't we seen anyone propose a commission structure that says the realtor gets a 25% commission... but only on the amount above the assessed value of the property?  Your typical $1 million NY or Boston apartment is assessed at maybe $850,000 and could be sold for that price with almost no effort in a few days so the commission paid on such a sale shouldn't be more than $1000.  If a realtor could sell the place for $1.2 million via clever marketing, however, she should be entitled to a fat commission.

I met Eugene Jarvis at a bar on Clark St. in Chicago - in 1982.

We were both in the videogame business - his game 'Defender' was a lot cooler than ours - 'Prof. Pac-Man' - but he didn't seem to mind.

And what a coincidence - had lunch with Andrew Leonard - yesterday.

What a small world this is turning into.

Maybe I'll get lucky and run into Eugene at: the GDC or E3 - this year.

It's feeling better and better to be back in the gaming world - after 21 years of being away.

The city's daily newspaper urges Wi-Fi rollout: I grew up in Eugene. This is a fairly conservative paper in a pretty liberal town. And there's no sock-puppet talk here. Just a concern about keeping Eugene, a kind of island in the middle of the state with a large liberal-arts university, on track to keep the economy humming. They don't suggest city-wide Wi-Fi, but downtown Wi-Fi for free, which is a good starting place to understand usage.

Eugene's downtown used to be cited by city planners because in the 1960s, they converted from a street-based downtown to a pedestrian-only one. Streets were paved over. Remarkably, shoppers and businesses slowly fled downtown into surrounding areas and the Valley River Center Mall a few miles away on the other side of the Willamette River. A few years ago, the pedestrian mall was ripped out and life has slowly returned to downtown.

One of the curious things about blog comment spam is how asymmetrical it is. When I've had my site spammed, it feels like a desecration. If you have ever had your house broken into, it is a similar feeling. It is as if someone has come into your house while you were out, defecated on the floor, ransacked through all your belongings, and made off with your valuables. I have read some pretty impressive rants from people after they've been hammered, and they seem to have a similar impression. It feels like a personal affront. But it isn't. It's just a script that somebody wrote that connects to a database they have populated. Spammers never see our rants and raves about their activities. But who does write and sell these scripts? I have always been curious about what kind of scum writes and sells what must be increasingly sophisticated scripts, so when I noticed that my weblog was being hit repeatedly by a strange entry, www.php-soft.com, I wondered what it was and checked out the site. It turns out to be a vendor of comment spamming software. Numerous Web archiving projects exist, most premised on saving copies of sites. But digital preservationists know both the strengths and the weaknesses of the Internet Archive and other similar efforts. Web sites are vulnerable due to unstable URLs, poor site management, and hacker attacks. Unlike most Web preservation projects, Cornell University Library's Virtual Remote Control (VRC) initiative is based on monitoring Web sites over time, identifying and responding to detected risk as necessary, with capture as a last resort. Cornell is building a VRC toolbox of software for cultural heritage institutions to use in managing their Web resources. It's "Virtual" because the VRC approach uses Web tools to develop baseline data models representing essential features of selected sites that enable ongoing monitoring. It's "Remote" because the resources usually reside on remote servers, not owned or managed by the institution itself. "Control" means the monitoring organization may act to protect another organization's resources by agreement or implicit consent through notification and/or action. The VRC approach utilizes six stages of risk management: identification, classification, assessment, analysis and response/implementation. Though VRC monitoring relies primarily on metadata captured from target sites and is designed to predict risks to avoid loss, the option to capture full pages means that the last known version of sites may be cached, providing a safety net for failed or failing resources.
